    Parker at Monroe Long-Term Living Community (PAM) was uniquely designed with specialized services and care choices that support optimal quality of life. Parker at Monroe is designed to utilize best-practice small home/household environmental and operating models coupled with Eden Alternative® principles of person-centered care that embrace and nurture aging as a natural stage in life.

    The “homes” are grounded by the commons building designed to function programmatically and aesthetically as a club house. The community setting blends into the existing context and sits quietly on the 14-acre, naturally-wooded site.

    The small-home model, with architectural enhancements and other innovations, is intended to produce a range of benefits, from boosting the time residents spend meaningfully engaged socially to slowing cognitive decline.

    Sixteen residents with similar needs live together in each small home in spacious suites with fully accessible bathrooms expressly designed to support mobility and easy assistance.

    The floor plan for the resident houses is an open “L” or boomerang shape that maximizes visibility and passive supervision. Each half of the house includes its own living room for each of the eight residents per side. Subscribing to the concept of delivering “stealth” services, the floor plan includes spaces designed to conceal care aid equipment.

    The physical setting for this community can best be described as a neighborhood or village, comprised of a series of small-scale houses articulated with gable roof forms, traditional exterior materials, front porches, chimneys and gardens.

    In 2006 ABHOW began developing a new vision for The Terraces at San Joaquin Gardens to insure the community was well positioned to provide an environment for successful aging and to address future resident needs.

    The overall design goal and objective for the repositioning of the ABHOW campus was to redevelop the community into the most complete project for aging in one place. The CCRC was originally built in 4 phases beginning in 1966. Redevelopment was needed due to the increasing market expectations combined with decreasing market appeal and obsolete care delivery programs in its older design.

    The CCRC provides all levels of lifestyle and continuity in care services. The goal of the added amenities is to foster a healthier lifestyle that promote everything from the social, educational, physical and entertaining aspects for the residents.

    The design goal was to create an environment that has a positive impact on the residents. The space needs to make residents feel secure and calm. As it was, the area was causing restlessness and agitated behavior by residents, resulting in stressed staff and concerned families. Our objective was to reorganize the spaces to develop more appropriate living areas enabling resident recognition, independence and choice. This is turn would provide a more peaceful environment.

    The previous design was very corporate and resembled a hospital ward. A goal was to develop a design that was more homelike in appearance and more enabling for the resident whilst providing an environment in which the staff have a sense of pride.

    One objective was to reorganize the spaces to develop more appropriate and identifiable living areas enabling resident recognition, independence and choice. This introduction of wayfinding allows the residents to move around the facility more confidently.

    The original design included blue glass windows which were used throughout the building. This is a major challenge for someone elderly and living with dementia. The blue creates a dark, sombre environment. Window treatments were necessary to soften not only the blue but the overall feel and design.

    A progressive partnership between ACH Group, SA Health and Flinders University, ViTA combines best practice approaches to health and aged care with a focus on teaching and research – optimising health and wellbeing outcomes for people. The collaborative philosophy of the joint venture necessitated a unique approach to the planning and massing of the project.

Sun City Yokohama Minami (Yokohama Japan)

Project Type: Independent Living Residence

Site Size: 235,040 sf

Design Notes: The primary project goal was to build on the success of the original community by offering a complementary but unique living environment on a remaining corner of the site. The design team aimed to blend with but not copy the established architectural vocabulary, using a lighter material palette and lighter scale of detailing. The planning, scale and detailing was intended to create a boutique hotel ambiance. The new six-story residence, located at the entry of the existing 19-acre CCRC campus, creates a welcoming gateway and offers 173 additional independent living apartments.
A large, central courtyard serves as the focus for the layout of major interior public spaces, with dining areas (casual, formal, display, and private), tea lounge, and library with direct views of the garden. Other building amenities include spa and wellness facilities, a multipurpose room, arts and crafts room, 20-seat theater, billiards and game room, club room, juice bar, and retail space.
To facilitate sustainability, the team developed a design that respects adjacent green preservation areas. The building is also situated to best capture the views of neighboring park lands. Other sustainable elements include green roofs, high-efficiency lighting and climate controls, operable windows, dual water system (well and potable), durable exterior materials, and upgraded wall and roof insulation systems.
